The age of the home, the original builder, and the area you are buying in will make a great difference when you want to resell your home.

If you are looking for a new loan on any property whether investment, land, commercial, or residential, you will have many choices. During my 30 years in Las Vegas I've used many lenders and have narrowed the field to a select few who can give my clients the best possible deal in processing fees and interest rates. Is your credit a bit less than perfect? My lenders are willing to help find a solution that works for you.

If a new loan isn't a possibility I always have several assumable, no-qualifying properties in my inventory.


Assumable No-Qualify

There are still ways to purchase a home without qualifying.
  • Contract of sale
  • All inclusive trust deed
  • Owner carry back
There are usually between 50 to 100 assumable no-qualify homes on the market. Depending on the area and size of the home you will need between $10,000 and $20,000 to get into one. Assumable no-qualifying contracts are very complex. Many realtors do not have the experience needed to make these work but if it is your deal of choice I can.
